Cultivating a Holiday Haven with an Agricultural Property Loan in Wales
The verdant landscapes of Wales are a perfect canvas for dreams to take root, especially for those with a vision to blend the rustic charm of the countryside with the warm allure of hospitality. This is the story of a couple whose passion for creating a holiday idyll was realised with the help of an agricultural property loan from UK Agricultural Finance.
The Journey Begins
In 2018, seizing an opportunity, a couple with rich expertise in hospitality laid claim to a Welsh property that promised potential despite its need for revival. Their ambition was to create more than a holiday destination; they envisioned a sanctuary where guests could unwind and reconnect with nature. With the property demanding significant restoration, they rolled up their sleeves, diving into extensive renovations that would lay the foundation for their future success.
The Power Duo
The borrowers, a dynamic couple with over a decade of experience in managing pubs, restaurants and hospitality events worldwide, brought their diverse skills to this venture.
The couple met in London while working. One half of the duo was running a well-known large pub and restaurant at the time, but she had always wanted to live in Wales, so when the couple found their smallholding, it was love at first sight. Before working in hospitality, she had built her own marketing business abroad, which she did for over a decade.
The other half of the duo, a qualified landscape gardener, had transformed their plot into a spectacular retreat. He found his calling in the Welsh countryside by creating a new business and supporting the holiday accommodation business. Together, they refurbished the property, with one handling the manual labour and the other infusing each space with her knack for upcycling and interior design.
Embracing Rural Ventures
Since moving to Wales, they’ve embraced new skills and opportunities. This couple are clearly experienced in creating successful businesses which capitalise on local needs. Having established a successful gardening business, the couple added to this service by obtaining beekeeper and swarm collector qualifications, and becoming registered with the British Beekeepers Association list.
This service fits well into the gardening business, but additionally coming out to collect swarms allows them to add the swarmed bees to their own bee hives where appropriate. This addition of wild honey bees helps to give their honey a more complex taste, an unexpected bonus from being the local swarm collector.
They are now looking to add to their beekeeping business by offering courses having recently become qualified to do so. The couple currently have a waiting list running as demand far outweighs their current availability but they are intending to expand this. With this in mind, they have started building the premises to run these courses in but will require funds to finish it quickly to get more people on his courses. This newer business will complement the existing holiday accommodation business. They also sell the honey and plan to start selling online.
The Holiday Cottages
The property features two charmingly named holiday cottages and a converted caravan, all exuding distinct character and finished to a high standard. The couple’s touch is evident throughout, from the tasteful furnishings to the private terraces with breathtaking views. Guests enjoy wood-fired hot tubs, chimineas and log fires, ensuring a luxurious stay.
Expanding with Glamping
With an agricultural property loan, they plan to expand their offerings to include glamping. They envisioned teepee tents adorned with the comforts of their existing cottages, expanding the accommodation capacity and offering a unique, upscale camping experience. Set against the backdrop of Welsh woodlands, these new additions are aimed at attracting a niche market of holidaymakers seeking an upmarket outdoor experience. This expansion is poised to elevate their business, drawing on the adult-only and pet-free niche that has garnered them excellent reviews.
A Vision for the Future
Their aspirations don’t end with accommodation. A lake for cold water therapy and forest bathing, alongside plans for hiking trips, are all part of a broader strategy to create an immersive experience that celebrates the natural beauty of Wales.
The Role of UK Agricultural Finance
An agricultural property loan from UK Agricultural Finance enabled the couple to not only consolidate their financial standing, but also to invest in the expansion of their business. The funds will clear existing commitments, repay loans from family and friends, and lay the groundwork for the new glamping site and beekeeping courses. Our BDM, Sue, recognised the potential in their endeavours and the value they would bring to the local tourism industry. With financial support tailored to their unique needs, the couple was able to fast-track the construction of their glamping site and beekeeping business, setting a course for growth and innovation.
Strengths and Opportunities
This venture’s strengths lie in the couple’s teamwork, their creative approach to upcycling, and the already successful holiday lets. Not relying solely on this income, they benefit from his gardening business, which provides financial stability as they develop their holiday haven.
The holiday cottages and the forthcoming glamping teepees offer a oasis for those seeking respite from the bustle of daily life, while the educational aspect of beekeeping adds a layer of engagement and sustainability to the visitor experience.
While competition in Powys is fierce, their commitment to exemplary service, borne from their hospitality background, positions them to stand out in the market.
The Path Forward
With a clear exit strategy to refinance to a high street lender once their accounts have improved, the borrowers are on a promising trajectory. UK Agricultural Finance is proud to support their journey, illustrating how an agricultural property loan can nurture not just the land, but also the dreams of those who work it.
In partnership with UK Agricultural Finance, this Welsh property is blossoming into a holiday idyll, showing that with the right support and finance, rural dreams can flourish into thriving realities.
